Q: WHAT IS HOME STAGING?
Staging is the preparation of a property, whether residential or commercial, for going onto the market for sale or let.. It’s more than just furnishing a home – it’s the visual presentation of a property, clearly defining each space to sell a lifestyle. The process of Home Staging focuses on eliminating all potential distractions within your home to draw the focus to the best-selling features of your home, maximizing your property’s potential in the eyes of potential buyers.
Q: WHY DOES HOME STAGING WORK?
Home Staging is about creating an emotional connection with potential buyers. Most of today’s buyers look for their next home online. Your property needs to not only capture their attention but capture their emotion! A staged home looks great in photographs, allowing you to market your home to the largest audience possible. It is critical to differentiate yourself from the competition and connect with buyers. Specifically, Home Staging works to clearly define each space in the property which supports selling a lifestyle. Not to be forgotten, a goal of Home Staging is to remove any limiting factor a potential buyer may find when they are considering whether to purchase your home. Take a look at our portfolio to see what we mean.
Q:WILL I NEED TO BUY THE FURNITURE OR ACCESSORIES USED DURING STAGING?
No, we provide all the furnishings and accessories for staging, which we select from our large inventory.
Q: WHY SHOULD I HAVE A STAGING CONSULTATION?
A professional Home Stager not only provides you with an objective and unbiased review of your property but is trained to look at your property as if through the eyes of prospective buyers. They know what buyers are looking for in today’s market and come with great expertise when it comes to marketing your property. Home Stagers are very detail oriented and provide insight into how such details come together to create a cohesive and pleasing experience while drawing attention to the elements in your spaces.
Q: WHAT DO TODAY’S BUYERS WANT/EXPECT?
Most buyers today continue to look for a “move-in-ready” house. This does not necessarily mean that are looking for everything to be new or recently renovated or that they don’t want to make some changes to make the property their home. It means that they can see themselves moving into and living in the house without immediately having to work on it. Here are a few key points to consider.
First impressions: Ensure your house is clean, decluttered and if needed, freshly painted. A well-maintained property indicates to potential buyers there has been pride of ownership and that the property has been well cared for.
Q: SHOULD I STAGE BEFORE LISTING MY HOME?
Definitely. While it may sound cliché, you only get one chance to make a first impression.
Q: WHY SHOULD I STAGE A EMPTY/VACANT HOUSE? DOESN'T THE HOUSE LOOK BIGGER WHEN THE ROOMS ARE EMPTY?

Did you know that only 10% of people can visualize what an empty space can look like furnished? This is just one of the reasons that Home Staging is so important in today’s market. Staging a empty/vacant home defines spaces for buyers. Each room of a house has a purpose and staging the space clearly identifies this for potential buyers. Staging also showcases the scale of spaces by showing functional furniture placement. Empty rooms actually tend to look smaller and can leave buyers questioning whether or not their own furniture will fit in each room. By setting up a room properly, buyers can they see that the furniture fits and provides them with ideal placement but helps to inspire them with the decorative touches included. Check out our portfolio to see how staging can transform your empty home into a house ready for sale!

Q: DO I HAVE TO STAGE THE WHOLE HOUSE?
Our Home Staging plans serve to create a complete look and feel. We understand that cost can be a limitation. In such situations, we work to provide an estimate for both a complete and a partial staging plan, with the partial plan focusing on those rooms that as a minimum, should be staged. Typically, those rooms are the entry, living room/ family room, dining room, kitchen, and master bedroom/ensuite.
Q: WHY SHOULD I SPEND MONEY ON A HOUSE I AM SELLING?
For many people, their home is their biggest investment. Investing in Home Staging supports maximizing the return on this investment. Momey spent on Home Staging goes a long way to help ensure that you sell your home faster, and for more money. All statistics show that the investment in staging your home is always less than your first price reduction. Buyers are looking for a “move-in ready” home and will pay more to get this. Home Staging is about selling an experience, not just a home.
Q: HOW MUCH WILL IT COST TO STAGE MY PROPERTY?

We offer a range of packages to suit your budget and optional upgrades. Have a look at our pricing section to see an example of costs. Flexible terms are available from 3 months.

Q: WHY SHOULD I PAINT MY HOME BEFORE I LIST IT, IF THE NEW HOMEOWNER IS LIKELY TO CHANGE IT?
This is probably the number one question that we get from our clients. We understand that it might seem like a waste of time money to paint if the new homeowner might just repaint when they move in, but here are a few reasons why painting makes sense:

  • If the colours you’ve chosen are bold or very specific, the colour will distract potential buyers from being able to see the potential of the rooms
  • A fresh coat of neutral coloured paint gives your home that “move-in ready” look. Potential buyers will see that they will not have to paint which is very well received. Sure, they might decide to change the colour at some point, but by providing freshly painted walls, buyers will not feel that this is something that they won’t need to tackle right away.
  • Painting is, relatively, one of the least expensive updates you can do within your home, with one of the greatest returns on your investment – it’s like money in a can!
